Property Manager

To manage overall the day-to-day operation of the residential or commercial areas to ensure they are managed in an efficient and professional manner. This includes supervision of tenants’ fitting-out process, ongoing management operations, or short & Long term of investment activities (non-exhaustive)

Responsibilities and tasks:

• Ensure that the are managed and conducted in a proper and business-like manner.
• Ensure all vacant parts of the property are promoted as being available for lease to responsible and respectable tenants at the best commercial rents.
• Re-negotiate with existing tenants for the exercise of options in, and renewal of, leases and to conduct rent renewal negotiation.
• Hire, train all necessary staff and ensure the properties are satisfactorily maintained and cleaned.
• Implement policies and procedures under the guidance of BHOS.
• Ensures all service requests/needs from tenants, employees and management are attended and responded in a timely manner.
• Plan, implement and administer the property management program.
• Conduct weekly operations meetings and take immediate actions where necessary.
• Conduct weekly/ monthly inspections of the property to ensure that they comply with the relevant fire and safety laws.
• Represent the company in all matters and deal with the authority
• Deal with suppliers and ensure that services/ products
• Implement and up-dates new procedures when needed.
• Ensure that all tenants observe and perform their obligations as stated in the leases.
• Ensure that all tenants are provided the good services and quick feedback to their requirements.
• Ensure that proper supervision of maintenance of all common services including the air-conditioning system, fire equipment, security system and all other common services
• Ensure that at all times all electrical and pluming or other equipment in the properties (including all lifts, air-conditioning, fire alarm and sprinkler systems) are functioning effectively.
• Ensure at all times the proper performance by external contractors for all maintenance contracts with replumbing regards to equipment installation, services and repairs in the premises.
• Prepare and submit a monthly financial statements and a written report of each quarter which will include: a cash flow summary, profit and loss summary, leasing report.
• Ensure that the terms and conditions of the lease are in force from time to time, to charge to each tenant the correct proportion of any charges
• Perform any other duties that are assigned by BOD

Your qualifications:

• University background with a related major
• Bachelor’s degree in Hospitality, Hotel Management, Commercial or equivalent
• At least 2 years working in the similar position
• Proficient in English
• Good computer skills (Outlook, Word, Excel & Powerpoint) and the use of the Internet
• Adaptable (as in - can come up with new solutions and ideas if needed, not just go by the rule book)
• Pedantic, precise, and in a way, strict.
• Good at people management, a team player
