- To manage the Engineering Department to ensure staff comply with Property’s policies and support departments for advice and assistance. The Manager is responsible for the unit’s Strategic Business Planning, Administration, Human Resources Management, Quality, Financial Management and Service Delivery.
- The performance of the Chief Engineer is assessed on their effectiveness as a member of the Property’s management team, the business results of their unit, the management skills developed and effectively applied by the individual and the training and development of their staff.
- To set and meet the objectives, target and budgeted revenue.
- Planning and Co-ordination; Prepare / follow up constructs program.
- Undertake initial / existing co-ordination of all parties associated in the project.
- Creating and maintaining the overall program / schedule in consultation with the client.
- Setting up Construction Supervision Procedures, SOP, etc
- Check Contractors’ detail drawings, handover site, set out, work, schedules, re-measure quantities, public and site safety.
- Set up and maintain record system to handle all contractors’ correspondence.
- Project interim / monthly and final payment certificates.
- To monitor tenancy fit-out works and to supervise physical occupation by the tenants including the administering of building works conditions which are to be agreed prior to commencement.
- Manage the operation – technical (M&E), HVAC system / BMS system / Electrical / Utilities
- Oversee work allocation, training and problem resolution; safety and environmental programs.
- Assist in long term operating plans, project for fuel, electricity usage, equipment deployment, personnel allocation and maintenance plans.
- Regularly inspect the property to ensure that required standards of presentation, repairs and operations are being maintained and will ensure all sections of the overall property are visited on a daily basis.
- Ensure the proper working of all electrical units and systems in the facility.
- Comply with all corporate policies and the Occupational Safety and health administration rules (EHS) while carrying out maintenance functions.
- Attend and supervise all building operations, including the use of public thoroughfares, common areas, access control, security procedures, cleaning, building maintenance, lift usage, tenant conditions and parking arrangements.
- Ensure the regularly monthly reading of all meters and submit the same to the Finance Department.
- Provide day by day management to the technical team.
- Oversee renovation works, day-to-day division activities, confirm if to fiscal budgetary, and planning objectives.
- Create daily / weekly / monthly report as required.
- Analyze data, and make recommendations for improving operations of the property.
- Lead a team of subordinates and delegating work areas to them.
- Ensure that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
- Keep a record of all the day-to-day maintenance and service activities undertaken in a facility. Track, analyze and improve key maintenance parameters such as asset utilization maintenance cost, PM compliance, schedule compliance, etc.
- Evaluate the performance of the subordinates.
- Place orders for spare parts and equipments for replacement and ascertaining the proper documentation of the same.
- Synchronize work processes with other departments of the establishment.
Human responsibilities:
- Drawing upon the assistance of the Human Resources Department, and in the environment of multi-skilling and creative rostering, the Chief Engineer will be held accountable for the effective management, in accordance with ORHN policies and philosophies, of staff at each level.
- Responsibility for effective recruitment, training and development, certification, performance evaluation, turnover reduction and optimization of productivity through efficient work practices and staff rostering.
- Support and reward staff innovation.
- To ensure that all necessary tools and equipment are provided to staff in order to function efficiently.
- To conduct weekly and monthly meetings with the Engineering team and related departments for job follow up and information dissemination purposes.
- To create a good working atmosphere and efficient cooperation in the Engineering department.
- Maintain open communication with peers, superiors, and subordinates at all times.
- Directly responsible to the GM.
- Maintains and develops fruitful relationships with existing and potential clients, suppliers and colleagues.
Replacement and temporary missions:
- To perform other related duties and special projects as required by the General Manager.

Yêu cầu công việc
- Technician Diploma/ Degree, or equivalent Bachelor’s degree in the Engineering field or Hospitality/ Tourism management or equivalent work related experience.
- Minimum 8 years in Hospitality Industry of similar Engineering capacity or an equivalent combination of education and work – related experience.
- Strong management skill
- Good communication in Vietnamese and English (spoken and written)
- Able to make plan for action
- Proficiency in the use of office software (Word, Excel, etc.)
- Ability to effectively interact with technical people, and manage maintenance technicians and contractors
- Ability to diagnose a needed repair before making it
- Managing / motivating people (mechanical staffs)
- Self-motivated, work unsupervised and possess strong organizational skills
- Ability to respond during nights, weekends, and holidays as needed to support maintenance operations
- Take responsibility for decisions and choices
- Fundamental knowledge of preventive maintenance, vibration analysis, oil analysis and engineering principles
- Knowledge of maintenance requirements of air compressors, dryers, chillers, HVAC, buildings, soil structures, and plant electrical systems
- Working knowledge of SAP, work order software, and CAD programs used within the maintenance group
