Business Development Manager

Role purpose
Grow M Village’s footprint by sourcing, structuring, and closing master leases or owner collaborations/management agreements, then steering handover to operations—adding keys at healthy returns and brand standards.
What you’ll do
Deal sourcing & owner relations: Build a pipeline of developers/owners/brokers; maintain an owner CRM; run outreach and site visits.
Screening & underwriting: Run quick feasibilities (demand, comp set, pricing, unit mix), P&L models (NOI, payback, IRR/NPV), and deal memos with clear hurdle rates.
Deal structuring & negotiation: Lead LOIs/term sheets and contracts (master lease or management). Key terms: base vs. revenue share, rent-free, deposit, capex responsibilities, handover condition, brand/IP, termination/exit.
Due diligence & risk: Coordinate legal/title & land-use checks, PCCC/building systems, licenses, and technical DD with Projects/Ops; maintain a risk register and mitigations.
Approval & closing: Prepare investment packs for CEO/IC; align Legal/Finance; drive timeline to signing.
Handover & activation: Orchestrate pre-opening plan with Ops/Projects/Revenue (capex, design, licensing, staffing); track ramp-up KPIs for 90/180 days.
Owner success & renewals: Hold QBRs with owners; manage renewals/extensions and upsell opportunities.
What you bring
> 3 years in real estate acquisitions, hospitality development, corporate leasing, or supply growth (serviced apartments/co-living a plus).
Proven negotiation with owners/investors and comfort with contracts (lease/management/JV basics).
Strong financial modeling (Excel/P&L, IRR/NPV, scenario analysis).
Working knowledge of VN licensing & compliance (hotel/F&B, PCCC, handover conditions).
Network with owners/brokers/agents; Vietnamese & English; crisp deal communication.
